Our inspector did a thorough investigation of the crawl space and found active termites that needed to be addressed before foundation repairs could be made. After the home was treated by a termite company, our inspector was then able to assess the stability of the floor and found that it was still reliably supportive, but it had weakened, causing the floor to sag in the area there was a floor gap. In order to solve this issue, a SmartJack Support System was installed in the area where the floor was sagging. Then that system was used to attempt to lift the floor into a more level position and stabilize it in place.
Rot and high moisture levels damaged the subfloor in this customer's crawl space. To replace the subfloor with new lumber, the buckling and swollen laminate floor above had to be removed. The damaged subfloor was removed and replaced with new lumber.
