Mold Issues on Hilton Head
Challenge
Robert K., of Hilton Head Island, SC had noticed many issues in his home. The air smelled moldy; the house was humid, and his air conditioner ran constantly. He knew there was a problem with his crawl space and called Lowcountry Basement Systems to have it inspected.
Brian Townsel, System Design Specialist, went to Robert’s house and discovered a severe moisture problem. The relative humidity was high; his insulation was wet, and mold was growing on the subfloor in some areas. Although the subfloor was insulated with spray foam insulation, the dirt floor was allowing moisture to get trapped in the crawl space. Mold and moisture led to weakening of the support beams holding the floor.
Solution
Brian documented the symptoms and assessed the situation taking photographs to review with the homeowner. Brian identified numerous areas where moisture was seeping through the walls, floor and vents then recommended a complete Clean Space Encapsulation System that would keep moisture out of the crawl space.
Installers from Lowcountry Basement Systems first installed 400 linear feet of drainage matting to create a space for water to flow beneath the liner. They covered the matting with 3000 sq. ft. of CleanSpace 20 mil liner, wrapping it around the support pillars. Our team also installed two SaniDry CX dehumidifiers, two condensate pumps, one SmartDrain to alert the homeowner of any future water or plumbing leaks.
The project was completed in two days. The crawl space was sealed, and the homeowners goal of keeping the moisture out of the crawl space was accomplished.
