Home Foundation Repair Photo Album: Sagging Raised Apartment Floor Stabilized

This elevated apartment in Saint Simons Island, GA had a sag in the middle of the floor. In order to stabilize the floor properly, our team installed a SmartJack Support System under the area where the floor was sagging, then used that system to attempt to lift the floor into a more level position. In order for the support to remain stable and adjustable even with high moisture conditions, SmartJacks are made with galvanized steel to prevent rusting.

Holes Excavated

To install the base for the SmartJack Support System, holes are excavated at each intended SmartJack location.

Holes and Above Floor Prepared

The holes were filled with rock and compacted to serve as the base SmartJack Support System. The supportive beam was also secured to the underside of the floor before installing the SmartJack support posts.

Here is what the SmartJack Support System looked like after the installation was complete. Now the floor above is properly supported in the area where it was sagging.

Additional Support Area Before

This is an area in the crawl space of the apartment that also needed supplemental support. The existing wooden support post had settled and the owner wanted permanent support in place that would remain stable and adjustable even with the poor soil and high humidity conditions.
