Condensation on Crawl Space Ducts
Condensation forms on crawl space ducts when warmer humid air enters the crawl space and meets the colder surfaces in the crawl space. AC ducts are often the coldest in the crawl space, with water droplets hanging from them being a sign of a moisture issue.
Pooling Water on Top of Vapor Barrier
Here is a puddle of water that had collected from the condensation on the ducts dripping down onto the existing plastic vapor barrier, indicating the vapor barrier must be sealed to work properly.
Damaged Joist
Multiple joists were found that had developed wood rot, requiring repair or replacement with new treated wood.
Floor Dipping Towards Middle
This is the area of the home that had a dip in the floor, easily noticeable when walking across it. There was an inch of settlement coming from both directions.
Toppled Wood Support Post
One of the support posts in the crawl space was toppled over. This can happen from shifting or settlement due to soil conditions. The area must be sufficiently supported.
Wide View of Nasty Crawl Space
A layer of dirt on top of the vapor barrier can be a possible indication that water has collected or pooled in the crawl space, pushing dirt up onto the liner, and leaving behind dirty water stains.
Crawl Space Moisture Readings
The relative humidity was measured at 91.5%, a very high reading. The wood moisture level was measured at 20%. With this information, mold growth and wood rot were currently taking place.
