When a basement that’s been dry for years suddenly begins to leak it’s often because the French drain or drain tile – the foundation drainage system, is failing. French drains are normally built with generic perforated pipe – sometimes wrapped in cloth – and buried by the foundation footing. Its job is to collect groundwater that would otherwise saturate the soil around the foundation and divert it to a sump pump, but French drains tend to clog with mud and silt over time. When that happens, the soil gets oversaturated, hydrostatic pressure builds up and the water eventually finds its way into the basement.
