Major Sewage Leak
Upon inspection, a major sewage leak was identified in the crawl space that was responsible for the "musky/moldy" smell the homeowner was experiencing in the home. Our inspector let the homeowner know of the issue so they could have the leak repaired and the sewage treated before a full inspection of the crawl space could be made to identify the full extent of the issue.
Water Seepage Issue Identified
After the homeowner had the crawl space was treated for the sewage leak, our specialist was able to come back out to the home and inspect the crawl space. On this wall, there are signs of water seeping through into the crawl space, indicated by the water stains and efflorescence on the concrete block wall.
Opposite Side of Crawl Space
On the opposite side of the crawl space from the area of water seepage, the crawl space is graded downward. Water seeping in would flow down into this area and pool during heavy rains.
Wood Repair Needs Identified
Our inspector found multiple joists in the crawl space that had lost their structural integrity, requiring repair with new treated wood.

HydroLink Drainage System Installed
Around the perimeter of the crawl space, a drainage system called HydroLink was installed to capture the water as it seeps in and drain it into a powerful sump pump to be removed from the crawl space via a discharge line. Drainage rock is also poured over this system to aid water flow into the Hydrolink.
Drainage Matting Installed
A layer of drainage matting was installed to help aid drainage in the crawl space.
Powerful Sump Pump Installed
The waterproofing drainage system leads directly into this sump to pump the water out of the crawl space to drain away from the home.
