Area of Concern
Water was leaking into this basement space being used as a bedroom. Personal items and the walls were at risk of water damage and mold.
View From Outside the Home
The home was built on a hill so as rainwater flows down the hill, it was pushing up against the wall and seeped in at the ground level and below.
Doorway Allowing Water in
During heavy rains, water would seep in under the doorway. This is another area to address.
Small Storage Space
Water was also seeping into this small storage space, causing water damage to the belongings in it. This is another area to be addressed.
Proposed Exterior Drainage
To address the issue of the water seeping in under the doorway, our inspector proposed to have a Spee-D channel installed at the location sketched on the image to capture and drain the water away from the doorway.
During WaterGaurd Installation
The drywall was partially removed in the necessary areas to access the base of the perimeter basement walls. A channel was excavated to install the WaterGaurd drainage system, and CleanSpace wall liner was used to direct water seeping in higher up the wall down into the system.

Once the WaterGaurd drainage system is in place with CleanSpace wall liner and drainage rock to aid & direct water flow into the system, concrete can be poured for a final result, sealing the system in place.
Spee-D Channel During Installation
Here is what the installed Spee-D channel looked like before the system was set in place with poured concrete. The top grating of the channel is covered with waterproof tape during this process to prevent concrete from getting into the system.
Spee-D Channel Final Result!
Here is what the Spee-D channel drain looks like after being set in place with concrete and removing the waterproof tape from the grate.
WaterGaurd Drainage System Final Result!
Here is what the drainage system looks like after being set in place with concrete. The removed area of drywall can be reinstalled now that the system is preventing water from seeping in.
Storage Space Final Result!
Here is what the storage space looks like with the WaterGaurd drainage system installed. It is now a viable space to use for storing belongings without the risk of water damage.
Where Does the Drained Water Go?
The waterproofing system drains all the entering water into a powerful sump pump that sends the water out of the home via a discharge line to drain away from the basement.
