The relative humidity in the crawl space was very high. Encapsulating the crawl space would help Jim protect his home from moisture and the problems associated with it: mold, wood rot, weakening joists, beams and saggy subfloors.

During the inspection, evidence of moisture problems were evident. The crawl space insulation was falling, the dirt was wet and the air was damp.

The wet crawl space had no where for the moisture to go. The wooden joists, beams and subfloor above will absorb some of it causing problems such as wood rot and mold. The foundation will also weaken over time.
