Let's Encapsulate a Crawl Space!
Encapsulating your crawl space is very beneficial to the safety and value of your home. Let’s go through the process of crawl space encapsulation so you can understand why it is so important to do!
Step One: Fixing Groundwater Leakage
Does your crawl space have puddles of standing water or signs of soil erosion from large amounts of water entering the crawl space? This is one of the first things we look for during a crawl space inspection, and indicates that the space needs a way to evacuate water.
Install a Sump Pump
In order to drain the large amounts of water entering your crawl space we install one of our three sump pump systems. The type of pump you need will depend on the amount of water that typically enters the crawl space. We find the lowest part of the crawl space and dig a 22” hole to place the pump, this way the water can easily flow to the pump. You can read more about our sump pump systems here: Sump Pump Systems.
Step Two: Isolate the Home from the Earth
Isolating your home from the earth is crucial to the health of your home’s foundation. This will prevent water vapor from rising through the soil, and creating condensation on your foundation’s joists and beams.
CleanSpace
Our patented CleanSpace product is a 20-mil thick plastic liner that is incredibly durable. The product itself is white, so it makes your crawl space look very clean and allows for a perfect storage area. It also has an additive to the liner that prevents microbial growth. The CleanSpace is sealed with a special extremely durable duct tape so that there is no way for water to seep through! Underneath the CleanSpace we place a dimpled polyethylene drainage matting that allows water to flow easily to the sump pump.
Step Three: Seal Outside Air
We’re almost done encapsulating your crawl space! The next step we take is making sure that no outside air can enter into the crawl space. We install an airtight CleanSpace vent to the access door of your crawl space that is plastic so it will not rust or rot away.
After these three steps, the crawl space will begin to dry out, in order to make sure it stays dry we install a dehumidification system. We install our special SaniDry dehumidifier that can pump out 100 pints of water a day, and all the water in the SaniDry drains to the sump pump, so you never have to worry about emptying it yourself!
